1. Fix problems in the room such as squeaking doors and hard to slide closet panels.
2. The focal point in your bedroom is your Bed! Make this as fresh and comfortable and sexy looking as possible. You don’t have to spend a fortune to get a fabulous effect; purchase a low cost bed- in-a-bag which usually consists of a bed-skirt, a comforter, pillow shams and sometimes decorative pillows. Their low cost, high impact and coordinated look is well worth the expense.
3. A little trick to make the closet appear roomier is to pick up anything that is on the floor: shoes, boxes, etc., and put them up on shelves or on a shoe rack.
4. Dress windows with privacy blinds overlaid with simple sheers, which are in demand now as part of the 21st-century urge to pare down. They diffuse the light and help make the room light and breezy.
5. Install soft white light bulbs as they make the room appear sexier. Choose translucent lampshades so that the light comes through the shade, as well as above and below it, for a soft, romantic mood.
6. Your headboard should be on a wall and not under a window. This often means that the bed must be placed opposite the door. This is an excellent arrangement, since the bed is your focal point. It makes the bed the first thing you see when you walk into the bedroom.
7. Take the television set out of the bedroom. Remember this inconvenience will only last for the duration of the sale. These efforts are designed to creating a stage that will attract buyers.
8. A full-length mirror in a bedroom is a must.
9. Accessorize each bedside table with a lamp. Place an alarm clock on one of the tables and a book on the other. Don’t be persuaded to add a tray with coffee mugs and a bud vase on the bed like the photographs you see in magazines. This effect looks contrived and makes it screamingly obvious the home has been staged.
10. Dispense with the frills and stuffed-animal shrines. Make your bedroom an inviting place to snuggle into. Using lots of cushions on the bed gives a warm welcoming feel. Be warned, however. I have seen a grown man scream when he saw how we had fashioned his bed to make it a focal point in the room. He is still grumbling to this day about how he had to fling off “a million” pillows before he could get into bed at night. His discomfort only lasted a short while, given that his agent hammered the SOLD sign into his lawn three weeks later.
